The Traditional Real Estate Process vs. Selling to Shamrock Homes: Why More Homeowners Are Skipping the MLS
If you’ve ever sold a house the “traditional” way — cleaning, repairing, listing, staging, waiting — you know how exhausting the process can be and why some homeowners are bypassing the traditional real estate process. Now imagine you’re facing a time-sensitive situation: maybe you’re dealing with a divorce, the passing of a loved one, overwhelming repairs, or mounting property taxes. In those moments, the last thing you want is to spend three months chasing potential buyers while your stress snowballs.
I’m Brooks O’Hearn, and at Shamrock Homes, we’ve helped homeowners in Aurora and throughout Arapahoe County navigate those exact situations. Since 2013, we’ve offered a simpler, more personal way to sell a home — one that skips the traditional headaches and puts the homeowner first.
So let’s break it down. What does the traditional process really look like, and how does it compare to selling directly to a local real estate solutions company like Shamrock Homes?
The Traditional Real Estate Process:
If you ask most real estate agents, they’ll tell you the average listing-to-closing timeline is at least 90-120 days — and that’s if everything goes smoothly. But anyone who’s been through it knows the truth: the traditional real estate process is anything but simple.
Step-by-Step Breakdown of the Traditional Process:
Prepare the Property for Market
Clean, declutter, repair, paint, and possibly renovate. This could take a day, a weekend, or several weeks depending on how many projects you’ve put off over the years.
Hire contractors or do the work yourself. Most real estate agents will have contractors or handymen who can help you prepare your property for market.
Usually these contractors are great at what they do so plan to spend hundreds of dollars or even thousands just getting your property ready.
Interview and Hire an Agent
You may know 1 or 2 or 5 Realtors, everyone does. You’ll still want to interview a few of them before choosing who to hire. Every Realtor has their strengths and weaknesses.
- Once you’ve picked an agent, you’ll sign a listing agreement (typically for 6 months) and you’ll agree to pay a commission to the listing agent. New since the NAR Lawsuit in 2024, you won’t decide how much commission to pay a buyer’s agent, you’ll negotiate that when you start receiving offers.
Stage the Home
- The purpose of staging the home is to allow buyers to envision the home as their own. You’ll want to remove personal items including pictures or anything with your name on it. After all, you’re about to have strangers walking through your property. Professional staging might cost you a couple thousand dollars, depending how many pieces of furniture you rent and how long you’re renting for.
Market and Show
- Now is where the real estate agent will earn their commission. They should be spending hours in the initial phases of marketing a property. This includes adding the property to the MLS, adding the listing to sites like Zillow, Trulia, or Redfin so regular homebuyers can see your property. Next, they should be preparing open houses, they should be reaching out to their Realtor friends who might have clients interested in that property.
- Your biggest responsibility as the homeowner is to keep the house spotless every day in case of short notice for showings. There should be no dishes left in the sink, beds should be made every morning, dirt and dust should be wiped up or vacuumed up.
Receive and Review Offers
- There’s never a guarantee you’ll get multiple offers, although, that’s the number one goal of any real estate agent. Multiple offers gives you the best chance at negotiating the best deal. When you review offers you’ll want to pay close attention to inspection, financing, and appraisal contingencies. There are common timelines for every state and all of these dates are negotiable. Make sure you stand your ground and your agent fights for you.
Under Contract
- Once you are under contract, you’ll navigate inspections, more negotiations, buyer’s mortgage approval, and appraisal. Let’s look at each of these things.
- A buyer will hire an inspector to look at the major systems of the property like the roof, electrical, HVAC, and the foundation. They’ll also check small things like cabinets operating properly. They’ll make sure your home is free of safety hazards for the next buyer. After this, you’ll receive an “Inspection Objection” which is a list of things the buyer asks you to fix prior to closing.
Throughout the entire transaction, the buyer’s mortgage company will be checking every detail of the transaction and a group of people called “underwriters” will make demands. You’ll have to adjust the contract, you might be required to fix things the buyer didn’t’ even ask for, or they could stop the entire transaction if they don’t like something.
Closing Day
- In the traditional real estate process, the seller pays for closing costs, title fees, property tax prorations, HOA transfer fees, and agent commissions. If you aren’t prepared for this, you’re in for quite the shock near closing time because you’ll be walking away from the transaction with tens of thousands less than you thought.
If you’re lucky, that all goes according to plan. If not, you could end up spending more time, more money, and still not selling your house.

Head-to-Head Comparison: Traditional Sale vs. Shamrock Homes

Why Homeowners Are Bypassing the Traditional Real Estate Process
You might be thinking, “But don’t I get more money with a traditional sale?”
The truth is — not always. When you factor in repairs, staging, agent fees, holding costs (like your mortgage, utilities, insurance), and the risk of buyer fallout, many homeowners walk away with less than they expected.
Plus, the stress and time you invest in the process? That’s worth something too.
Here’s where skipping the traditional route really makes sense:
1. You Need to Sell Quickly
Whether you’re behind on taxes, facing foreclosure, relocating for a job, or going through a divorce, time isn’t on your side. We close fast — and on your timeline.
2. Your Property Needs Work
Buyers love move-in ready homes. If your house has deferred maintenance, code violations, or cosmetic challenges, you’ll spend thousands getting it show-ready. Or you can sell it to us, as-is.
3. You Don’t Want Strangers in Your Home
Showings can be invasive. We get it. If you’d rather avoid the parade of strangers in your home, we offer a private, discreet alternative.
4. You Want a Hassle-Free Experience
No listings. No back-and-forth negotiations. No financing hiccups. Just a simple, honest offer and a streamlined path to closing.
5. You Need Help Beyond the Sale
We don’t just buy your house — we help you navigate the next chapter. Whether it’s moving help, staying in the property for a bit, or connecting you with legal or financial professionals, Shamrock is here to serve.
Real Homeowners. Real Results.
We’ve had the honor of helping over 100 homeowners in the Denver Metro area, each with a unique story.
Like the woman facing foreclosure and divorce at the same time. She told us that other investors made her feel like a transaction. We made sure she felt like a person. We covered her mortgage payment while we waited to close, paid her closing costs, hired movers, and referred her to a trusted attorney — all included in our offer.
That’s the Shamrock difference.
The Bottom Line
Selling your house doesn’t have to be hard.
If you’re dealing with a life event that makes the traditional process more of a burden than a benefit — it’s okay to seek a better option. That’s exactly why we’re here.
Shamrock Homes was built for homeowners like you. People who need a solution, not a sales pitch. People who want peace of mind, not pressure.
